MAKE SURE YOUR HOME IS EXCITING! Depersonalize - Hide away any personal collections, family photos and all excess from your daily living. This will allow buyers to imagine themselves living in your home. Well Maintained - Some small, inexpensive repairs to make your home even more presentable include: a fresh coat of paint with a warm color such as beige or sage, repairing leaky taps and toilets, cleaning the furnace and humidifier, tightening door knobs and cupboard latches, clean and repair windows, repairing seals around the tub and basin, replacing burned out light bulbs and oil squeaking doors. Clean, Clean, Clean! - When keeping in mind, new homes are the coompetition, we recommend you put time into the following: making closets neat and tidy, clearing kitchen counters and stove, replacing dingy carpet, cleaning bathrooms, refrigerator and stove, furnace exterior, baseboards, washer, dryer and laundry tubs. Curb Appeal - To create an excellent first impression before buyers even enter the home; cut the lawn, trim hedges and shrubs, weed and edge gardens, pick up litter, clear drive & walkway of snow and leaves, repair soffits and eavestroughs, and clean out garbage. Minimal Furniture - Keep in mind, empty homes and overly furnished homes don't sell as well. First, try moving all furniture/accessories out of one room. Then, add it back one piece at a time until you have a minimal arrangement. Make sure only furniture in good shape goes back in the room. Store surplus furniture. Slipcovers & furniture touch-up pens are handy to disguise dated/worn furniture. Clear halls and stairs of clutter. Use ornaments sparingly in groups of one, three or five; anything more is a personal collection that will be distracting. Make sure buyers are able to see the square footage and walk easily through each room. Create A Buying Mood - Arrange to be absent during the showing. Before leaving you could turn on all lights, turn on air conditioning when necessary, light the gas fireplace, open drapes in the daytime allowing for more natural lighting and play quiet background music. Empty the litter box and if you are able to remove your pet for the showing, great! Freshen a room with things from outdoors, for instance, twigs or greenery in a vase.
